Greatly Impressed. 10/10I would like to say how impressed I have been with Purple Bricks and especially their agent Tom Evans. Tom was so helpful and professional throughout the whole process. Keeping me in the loop at every stage and sorting out the numerous issues behind the scenes without my intervention. A real professional and not the stereotypical estate agent! I have had many dealings with various estate agent firms over the years and have never been happy with the services received. It’s great to finally find an agent that has made the sale of my property so simple and hassle free. A word also about their recommended solicitors firm (Newbold Solicitors). Couldn’t fault them.....Rebecca Hutton was excellentI used PBs to sell my Mum’s house last year. There was a bit of family resistance to using them at first due to negative press they had read, which appeared to conflict with the Trustpilot 4.6/5 rating. After seeking quotes from three local estate agents the cost comparison was convincing. They all charged 1% of Sale Price (£295k in our case) plus VAT which would have cost us £3540 compared to PBs upfront fixed fee of £999 inc VAT. Although PBs offer a viewing service for an additional £300 inc VAT, I chose to conduct the viewings myself, having lived in the house as a kid and knowing its history and the surrounding area well. I really enjoyed showing people around and was able to answer questions such as “what are the neighbours like” or give examples of typical home improvements other households in the street had made. PBs also offer a conveyancing service through a company called Advanced Conveyancing. If this service is taken the PBs fee is payable on completion rather than upfront. Whilst the conveyancing quote was competitive at £750 inc VAT, I was amazed to find that £460 of this amount would be paid to PBs as a referral fee. Finding it hard to believe that conveyancing could be undertaken for £290, I instructed a local solicitor at a fixed fee of £1050 inc VAT. Note: we incurred a further fixed fee charge of £230 due to an aborted sale. The process kicked off at the beginning of August with our agent, Rebecca Hutton, making initial contact and conducting various ID, power of attorney checks etc. She then took some excellent photos and measured up on a Saturday, discussed the description wording and, after a couple of tweaks, the house was listed (on PBs, Rightmove and Zoopla) the following Wednesday. In fact Rebecca was absolutely brilliant. Nothing was too much trouble, always available to respond to queries by phone, text or email and completely reliable. She even responded to a text I sent on a Sunday regarding an offer I’d received. Being assigned such a competent and diligent agent made the whole process much easier to manage. The PBs app is the main day to day tool and is easy to install, setup and use. It logs everything, allowing you to set your availability, manage viewings, message buyers, receive feedback on viewings and even review and accept offers. Being retired my availability was very flexible and I set it to 0800 - 1800 hours, seven days a week. Potential viewers use the app to book a viewing which places an appointment in your PBs diary and sends you a notification. You always get a days notice and can cancel or reschedule the appointment if necessary. I received an offer from the first viewer and the house was sold SSTC within a week but annoyingly they pulled out a couple of weeks later. However, after another month and 14 more viewings it sold again for £1000 more. You can discuss offers directly with potential buyer or, as I did, ask the agent to step in and do this for you. I was a little disappointed with my solicitor who appeared to be adverse to dealing with PBs, he seemed to take every opportunity to knock them. Even after the sale completed he wouldn’t respond to their emails seeking confirmation of the sale. As a consequence PBs couldn’t close and archive the sale and the house remained on the property websites as Sold STC. I ended up emailing my solicitor and then forwarding his terse reply to PBs. In conclusion I had an excellent and trouble free experience with PBs and wouldn’t hesitate to use them again.Read more
