UK House Price Index update: January 2025

The House Price Index tells us how house prices have changed in England, Scotland, Wales, and Northern Ireland. Here’s the latest update reflecting January 2025.

The UK House Price Index is updated monthly, with March’s data reflecting changes that took place across the UK during January 2025. Lots has happened to house prices during the month. So, here are the headlines.  

The HPI headlines 

According to the latest government data, the average price of a home in the UK in January 2025 was £269,000. On average, this reflects a month to month increase of 0.2%, and an annual price change of 4.9%.  

Regional breakdown 

The average price of a home in England was £291,397, up 4.8% annually. In regions of England, the highest house price rise was in the North East, where prices increased by 9.1% over the year leading to January 2025. London had the lowest annual house price inflation, with prices rising just 2.3% in the year to January.  

In Wales, the average price rose 6% over the year to £209,579. In Scotland, prices hit £187,434 on average, rising 4.6% since January 2024. And in the 4th quarter of 2024, homes in Northern Ireland were around £183,259, a 9.0% annual change.
